In keeping with our open portfolio management architecture, we have also secured the expertise of a professional international portfolio manager for investments in real estate. Portfolio and asset management is carried out by our partners, the Pramerica Real Estate Investors Group and SHI Management GmbH.
We currently operate two real estate companies:
GHS Immobilien AG
GHS Immobilien AG was launched in March 2005. The company’s focus is on smaller properties valued at between EUR 5 and EUR 25 million. GHS Immobilien AG operates in Germany and Switzerland, with a focus on Germany and, there, on secondary sites. In addition to conventional office blocks, logistics buildings and specialised retail markets, the portfolio also includes properties run by operating companies, such as nursing homes. In the interest of high investment security, the company’s portfolio only holds properties rented out under good long-term contracts.
The Company has meanwhile completed its investment stage and is fully invested. There are no plans for further capital increases. At a later date, properties may be sold individually or as packages, with property packages being tailored to meet especially the interests of large international real estate investors.
GHS Immobilien AG a term of about 10 years. Investors receive regular dividend payments, with the average dividend yield projected at about 4 percent p.a. for the life of the investment. Taking into account potential gains from the sale of the properties, the return expectations are around 7 percent p.a. over a ten-year forecasting period.
GHS Senior Housing Immobilien AG
The company was founded in October 2010 and is currently open to investors. After a first capital increase in January 2011, three projects were successfully completed in the 4th quarter 2011. The notarisation of additional properties is currently being finalised, after which most of the company’s capital will have been invested. For this reason, a second capital increase is being prepared, which will be completed by the end of January 2012.
residential and care facilities for senior citizens in need of assistance and nursing care and includes, in particular, nursing homes and assisted-living residences with the related premises. This investment strategy relies to a large extent on demographical developments. In addition, the use of nursing homes is steadily rising as the willingness of relatives to provide care is decreasing due to social, cultural and economic change and is expected to diminish even further. Demand for places in nursing homes – a key precondition for solid utilisation rates and rental income – may therefore be regarded as strong and secure in the long run.
The regional focus of GHS Senior Housing Immobilien AG is on Germany and Austria. Locations with at least 25,000 inhabitants serving large areas are preferred. There is a special bias for sites in regions boasting strong economic fundamentals. In the interest of high investment security, the company’s portfolio holds only recently built properties rented out under good long-term contracts.
The life of the Company is at present projected at more than ten years. Over a 10-year forecasting period, the total return on the capital invested from rental income and gains on sale is projected at around 7 percent p.a. based on current market estimates. Depending on how soon the funds will be invested, the Company projects current dividends to average about 5 percent p.a. starting from the second full business year after subscription to the units.
